What the site has rented for
Reported by tenants, not independently verifiedThese are site rents — what the land costs. The home standing on it belongs to whoever lives there, so it isn’t part of this figure.
Rent control
2.1%
Maximum increase in Ontario this year
Status as reported by tenants.
In a land lease community this is settled for the whole address: a site is outside the guideline only if no part of the community was lived in on or before 15 November 2018. How new the home standing on it is doesn’t come into it.
Ontario caps most rent increases at 2.1% for 2026. Rent can only go up once every 12 months, and your landlord must give at least 90 days written notice on Form N1. Important exception: units first occupied for residential purposes after November 15, 2018 are exempt from the cap entirely — the landlord can raise rent by any amount with proper notice. Rent control also does not apply between tenancies (vacancy decontrol), so a landlord may reset the rent to any amount for a new tenant.
