Ontario caps most rent increases at 2.1% for 2026. Rent can only go up once every 12 months, and your landlord must give at least 90 days written notice on Form N1. Important exception: units first occupied for residential purposes after November 15, 2018 are exempt from the cap entirely — the landlord can raise rent by any amount with proper notice. Rent control also does not apply between tenancies (vacancy decontrol), so a landlord may reset the rent to any amount for a new tenant.
