The tenant's application was granted after the tribunal determined that an October 2023 rent increase was void because it occurred less than 12 months after the previous increase. The landlord was ordered to repay $1,488.00 in excess rent collected and reimburse the tenant's $48.00 filing fee.

Maximum increase in Ontario this year

First occupied Invalid Date, before Ontario's November 15, 2018 cutoff, so the annual guideline applies.

Ontario caps most rent increases at 2.1% for 2026. Rent can only go up once every 12 months, and your landlord must give at least 90 days written notice on Form N1. Important exception: units first occupied for residential purposes after November 15, 2018 are exempt from the cap entirely — the landlord can raise rent by any amount with proper notice. Rent control also does not apply between tenancies (vacancy decontrol), so a landlord may reset the rent to any amount for a new tenant.
