Eviction refused · the landlord did not meet the Act's requirements
- Non-payment of rent
- Unauthorized occupants
- Whether the Act applies
The tribunal granted a review of an earlier eviction order, finding that the resident who paid rent was a co-tenant entitled to notice. The eviction order was cancelled, the landlord was ordered to immediately restore possession to the tenants, and the landlord's non-payment application was dismissed due to an invalid notice of termination.
- The Landlord shall immediately allow the Tenant to recover possession of the rental unit, enforceable by the Court Enforcement Office (Sheriff).
- The Landlord's application to terminate the tenancy and evict is dismissed due to an invalid Form N4 notice.

Status as reported by tenants.
Ontario caps most rent increases at 2.1% for 2026. Rent can only go up once every 12 months, and your landlord must give at least 90 days written notice on Form N1. Important exception: units first occupied for residential purposes after November 15, 2018 are exempt from the cap entirely — the landlord can raise rent by any amount with proper notice. Rent control also does not apply between tenancies (vacancy decontrol), so a landlord may reset the rent to any amount for a new tenant.
